Phase One Environmental Site Assessment
Identifies potential or existing environmental contamination liabilities for both the underlying land as well as physical improvements to the property.
Examine the possibility of asbestos-containing materials, inventory of hazardous substances stored or used on-site, assessment of mold or mildew, lead-based paint, and a competent historical background on the subject properties and their surroundings.
If the site is considered contaminated, a phase two environmental site assessment may be required.
Phase Two Environmental Site Assessment
Conducts an investigation, which collects original samples of soil, groundwater, or building materials to analyze the quantitative values of various contaminants such as petroleum hydrocarbons, heavy metals, pesticides, solvents, asbestos, lead, and mold by incorporating boring placement for soil and groundwater testing and monitoring well construction for groundwater profiling and analysis and compiling data from sample collection and pilot test studies to complete computer modeling for site characterizations and recommended remedial technologies if conditions warrant.
As well as the collection of suspect building materials and paint chips for the presence of asbestos or lead and swab samples to determine the presence of mold.
Phase Three Environmental Site Assessment
To delineate the physical extent of contamination based on recommendations made in the phase two report.
Phase three is a remedial design using the most recent studies and modeling programs detailing alternative cleanup methods while taking into consideration the costs and logistics for the most effective restoration systems available today for the clean up of impacted soil and groundwater.
